Construction-linked payment plans explained for buyers and developers
What is a construction-linked plan?
In a construction-linked plan (CLP) the buyer pays in instalments tied to construction milestones such as plinth, slab casting, brickwork and possession, rather than fixed calendar dates.
How slabs work
Each milestone is a slab with a percentage of the total consideration. When the developer reaches a milestone, the corresponding slab becomes due and a demand letter is issued.
Where developers lose money
Manual tracking leads to missed demands, late reminders and inconsistent interest calculation. Every delay in raising a demand is a delay in cash flow.
How software helps
With payment schemes configured once, a CRM can raise demands for every affected buyer at the same time, send them on WhatsApp and email, and match incoming payments against each slab automatically.
