The sales funnel metrics every real estate developer should track

Start with the funnel stages
Enquiry, first visit, second visit, booking and agreement. Count how many leads reach each stage in a month.
Conversion between stages
A low enquiry-to-visit rate points to marketing or follow-up. A low visit-to-booking rate points to pricing, inventory or the sales pitch.
Source performance
Compare cost and conversion per source: portals, hoardings, referrals, channel partners. Spend more where bookings come from, not where enquiries are cheapest.
Team velocity
Track how quickly each executive follows up and how long deals take to close. Share the numbers openly in a weekly review.
