A documentation checklist for real estate developers
Why consistency matters
Booking forms, allotment letters, demand letters and receipts should all show the same buyer name, unit number and amounts. Mismatches cause delays at loan disbursement and registration.
Booking stage
Typical documents include the booking form, cost sheet, KYC of the buyer, payment receipt for the booking amount and the allotment letter.
During construction
Demand letters tied to milestones, receipts for every payment, and an up-to-date customer ledger. Keep copies where the whole team can find them.
Towards possession
Lien or NOC letters for banks, final statements of account and welcome or possession communication. Always confirm requirements with your legal advisor and applicable RERA rules.
